Helios Elite Property Management, with over 20 years of experience, is a premier property management company providing long-term, medium-term, and short-term management services across Greece. These Terms govern your use of our website and services.

Company: Helios Elite Property Management.
Client: Landlords and property owners using our services.
Service: Property management services provided by Helios Property.
Website: The Helios Property website.
3. Acceptance of Terms
By using our website or services, you accept these Terms in full. If you disagree with any part, you must not use our website or services.
4. Services
Helios Property provides comprehensive property management services, which may include:
Long-term management: Tenant sourcing, rent collection, maintenance coordination, and legal compliance for long-term rentals.
Medium-term management: Management of properties rented for several weeks or months, including bookings, payments, and property upkeep.
Short-term management: Full-service management for holiday rentals or short-term stays, including listings on platforms, check-ins/check-outs, cleaning, and guest support.
Specific services and fees are outlined in the separate service agreement.
5. Client Obligations
Clients must:
Provide accurate, complete, and timely information to allow Helios Property to perform its services.
Comply with all applicable Greek laws and regulations relating to property ownership and rental.
Grant access to the property as required for management, maintenance, or legal compliance.
6. Fees and Payment
Fees are agreed upon in a separate service agreement.
Payment terms, including due dates, late payment consequences, and accepted currencies, are detailed in the service agreement.
Fees are non-refundable unless otherwise specified.
7. Use of Our Website
Eligibility: You must be at least 18 years old.
Accuracy of Information: You agree to provide accurate and complete information when using the website.
Prohibited Use: You may not use the website for unlawful purposes or in any way that could damage, disable, or impair the site.
Privacy & Data: Personal data is collected and processed in accordance with our Privacy Policy, in compliance with the EU General Data Protection Regulation (GDPR).

9. Limitation of Liability
To the maximum extent permitted by law:
Helios Property is not liable for indirect, incidental, special, or consequential damages, including loss of profits, revenues, or data.
Liability arising from property rental, tenant disputes, or services of third-party contractors is excluded.
The Company’s total liability in respect of any claim will not exceed the total fees paid for the relevant service.
10. Indemnification
Clients agree to indemnify and hold harmless Helios Property, its affiliates, directors, officers, employees, and agents from any claims, damages, losses, or expenses, including legal fees, arising from use of our services or website.
11. Termination
Helios Property may suspend or terminate access to services for breach of these Terms, non-payment, or for any reason, with or without notice.
Upon termination, clients must settle outstanding fees, return keys, and allow the Company access to finalize management obligations.
